Article 1. General provisions
The website of Momo Estates, a BV with its registered office at Poolspad 21, 8300 Knokke-Heist VAT BE0670.700.461, (hereinafter 'Momo Estates') offers its Users expertise to participate in foreign real estate investments and assists Users with land acquisition, permit application, development and sale with internal financing.
Article 2. Content
Momo Estates largely determines the content of the website and takes great care with the information on it. All possible measures are taken to keep the website as complete, accurate and up-to-date as possible, even when the information on it is provided by third parties. All mentioned prices are expressed in EURO, always including VAT and all other taxes or duties to be borne by the User, price changes and typing errors reserved. If delivery, reservation or administrative costs are charged, this will be stated separately.
The indication of price refers exclusively to the property investment as it is described verbatim. The accompanying photographs are for decorative purposes and may include elements not included in the price. Momo Estates reserves the right to change the prices of the goods, in particular when a legal price-determining factor gives rise to it.
Article 4. Operation of the website
Momo Estates takes all reasonable and necessary measures to ensure the proper functioning, security and accessibility of the website. Absolute guarantees of operation cannot, however, be offered and it is therefore a commitment of means. Any use of the website is always at the User's own risk. Momo Estates is therefore not liable for damage resulting from any malfunctions, interruptions, defects or even harmful elements on the website.
Article 5. Privacy
The controller, Momo Estates BV respects the Belgian law of 8 December 1992 on the protection of privacy in the processing of personal data and the General Data Protection Regulation 2016/679 of 27 April 2016.

The User accepts that electronic communications and backups may serve as evidence.
Article 12. Other provisions
Momo Estates reserves the right to modify, extend, delete, restrict or interrupt the website and related services at any time, without notice and without liability.
In the event of a breach of the GTC by the User, Momo Estates reserves the right to take appropriate sanctions and compensation measures, such as temporary or permanent denial of access to the website or services. Article 13. Applicable law - Competent court
Belgian law shall apply. In the event of any disputes, the courts in Bruges shall have exclusive jurisdiction.
If any part of these terms and conditions, which constitute the agreement between the parties, should be illegal or void for any reason, this shall not affect the validity of the other parts of the agreement, unless it could not continue to exist without this void clause.
